Site: Ambulance Station – Wigan Council
Site Size: 0.3Ha/ 0.75Acres
Development Opportunity
Wigan Council is seeking interest from developers for a residential led scheme. The site has been identified as having the potential for residential development as per the Strategic Housing Land Availability Assessment.
Site Overview and Potential
The site offers an excellent residential development opportunity in an already established residential area. The site is located within the Wigan and Bolton Growth Corridor, a key growth location which will see improved transport links including new road infrastructure. The site benefits a prominent gateway position within the Wigan Pier Quarter at the junction of Pottery Road and Wallgate (A557). The site benefits a strategic open canal side position which is considered to offer a prime development location within the
Wigan Pier Quarter.
The site is also situated near the Eckersley Mill complex that is currently coming forward as an exciting new mixed-use neighbourhood for Wigan. The Southgate site has great potential for a mix of uses and could support more coordinated regeneration to the ‘Pier Quarter’ area.
Development at this site would need to complement the existing regeneration proposals at Wigan Pier and could potentially seek to provide a higher density water side living offer.
