Keeping Your Home Safe: Awaab’s Law is Here
Your home should always be a safe and healthy place to live. From 27 October 2025, a new law called Awaab’s Law comes into effect to make sure that happens. It was introduced after the tragic death of two-year-old Awaab Ishak, caused by prolonged exposure to mould. This law gives you stronger protections and ensures landlords act quickly when hazards like damp and mould are reported. We fully support this change and want you to know that your safety and wellbeing are our top priority.
What Does Awaab’s Law Mean for You?
If you report damp, mould, or any emergency hazard, we must meet strict legal deadlines:
Emergency hazards (serious risk to health or safety):
- Investigate and make safe within 24 hours
- If we can’t make it safe, we’ll offer alternative accommodation
Significant damp and mould hazards:
- Investigate within 10 working days
- Provide a written summary of findings within 3 working days after inspection
- Start remedial work within 5 working days of confirming the issue
- Complete works as soon as possible (normally within 12 weeks)
We’ll keep you updated throughout and let you know what’s happening.
How to Report Damp, Mould or Hazards
If you believe your home is unsafe to stay in, please tell us immediately.

- We are reviewing our repairs policy which has been co-produced by tenants to highlight the importance of our tenant’s wellbeing and safety
- We have commissioned stock condition surveys to give us insight into the homes we are responsible for maintaining
- Our staff are trained to respond quickly, and we are committed to further training as required
- We’ll listen, act promptly, and keep you informed every step of the way.
