Please note that all works are provisional and subject to change and that all tenants are notified in writing prior to the commencement of any surveys or works.

All our contractors will have an ID badge with a photograph. Please do not allow access to any unauthorised visitors.

Covid-19

Please be reassured that all necessary precautions will be taken to adhere to the latest guidance around social distancing, self-isolation and shielding. Both Wigan Council and our contractors working practices have been reviewed and amended, where appropriate, to ensure compliance with Covid-19 guidance.

Planned maintenance and fencing

We undertake external property repairs on a five year cycle. The range of work included in this programme will depend on the condition of your home, so we will do a survey to find out what is needed before we start. Work might include:

  • External pointing
  • Lintel replacement
  • Brickwork repairs
  • External joinery repairs, such as a replacement front/rear door
  • Roof repairs
  • Repairs to outbuildings
  • Repairs/replacement rainwater goods, such as gutters and rainwater pipes
  • Repairs to soffit and facia boards
  • Internal communal areas to flats may also receive decoration works and upgrades
  • Repairs to estate fencing and walls
  • Mop up driveways - these are properties where tenants chose not to have a driveway on an earlier scheme.

Electrical safety inspections and rewiring

We are now linking electrical safety inspections to our planned maintenance and fencing programme as detailed above. The purpose of this check is to ensure the electrical installation is in a satisfactory condition.

If any minor repairs are required we will make sure these are completed at the time of the inspection. If on inspection we discover your home needs more extensive works, for example a new consumer unit or a complete re-wire, we will let you know.

If there has been any DIY work undertaken that affects the safety of the property we will let you know and any actions that need to be taken to resolve the matter.

Replacement of obsolete gas central heating systems

We are replacing gas central heating boilers over 15 years old with 'A' rated energy efficient gas condensing boilers including installing thermostatically controlled radiator valves.

Asbestos checks and advice

For many years we have been surveying Council owned homes in advance of building works to identify building components that may contain an element of asbestos, known as asbestos containing materials. In some cases we will remove the material and replace it with an alternative material.

It is important to be aware of asbestos in the home and to treat it appropriately.

We may need to undertake a survey on your home to see if there is any asbestos containing materials present.
