Here are some of the most frequently asked questions.

Do I have to apply for permission to demolish a building?

Yes if you are demolishing all or part, of a building which is more than 50 cubic meters. Our Building Control surveyors will establish conditions and precautions regarding the safe demolition of the property and will serve you with a notice specifying these. We will also notify other public organisations about the planned demolition.

Do I need to notify anyone else?

Yes by Law you must notify the adjoining occupiers and the gas, water and electricity suppliers.

Do I need to notify the council about all demolition work?

You have a legal obligation to notify the council so that we can make sure that demolition is carried out safely.

You can demolish certain buildings without the need to notify the council. These include:

1 Demolition made under the order of the Housing Act.
2 An internal part of an occupied building.
3 A building of not more than 1750 cubic feet, measured externally ( approx 50 cubic metres).
4 A greenhouse, conservatory, shed or prefabricated garage and certain agricultural buildings.

How much notice do I have to give?

Legally you have to give us six weeks notice prior to starting work to allow sufficient time for consultation.

What happens if I don't notify the council?

If you don't notify the council of your intention to demolish you could be liable to a fine of up to £2500.00
