An updated housing land availability assessment is required to show how the borough can accommodate at least four-fifths of new housing development on previously developed land, in accordance with the Regional Spatial Strategy.
We commissioned Ove Arup and Partners (external link) in association with Borron Shaw (external link) in January 2007 to assist us in undertaking a Strategic Housing Land Availability Assessment.
The study was undertaken jointly with the Employment Land Review.
Initial Wigan Strategic Housing Land Availability Assessment 2007
The primary role of the Wigan Strategic Housing Land Availability Assessment is to:
- identify sites within the borough with potential for housing;
- assess their housing potential; and
- assess when they are likely to be developed.
This then enables a calculation to be made to assess whether or not there is an adequate local housing land supply to meet the borough’s housing targets as set out in the North West Regional Spatial Strategy. The initial assessment has a base date of April 2007 and looks forward 15 years.
The assessment does not represent a statement of council policy; it will provide baseline information to inform the ongoing preparation of the Local Development Framework Core Strategy and future local development documents, but does not in itself allocate sites.
This means that just because a site is identified as having development potential does not mean it will necessarily be developed for housing, or for any other purpose.
