We may ask for plans of the work these will be similar to the plans required under the Full plans procedure and can include:
- A key or location plan, to a scale of not less than 1:1250 showing the location of the building concerned. Dimensions must be in metric units.
- Block plans, showing the size and position of the building in relation to adjoining buildings, street, boundaries, sewers, drains etc.
- A plan of every floor and roof, a section of every storey and elevations sufficient to make the proposals clear.
- Specifications of every part of the building and all materials used.
The definition of 'Plans' includes drawings, specifications, structural calculations and other information of any kind. They must be clear and durable and to an appropriate scale. Any complicated details should be drawn to a larger scale. Pencil drawings are not acceptable.
Fees
The fees we charge for a regularisation application are listed in our fee schedule. The fee must be paid at the time that the application is deposited. Depositing the application and payment of the fee does not imply that the application will be approved. A refund of the fee is not possible once an inspection has been made.
Inspection of work
We will want to inspect the work and may ask you to open up or expose various parts of the work (foundations, beams, floors and the like) so that we can be satisfied that it meets all relevant regulations. If the work does not comply we will issue a schedule of defects. You must rectify these defects and arrange for additional inspections before we will issue a regularisation certificate.
