If you have the confidence to be sure the works you are carrying out will be approved, and that you can meet the requirements of the Building Regulations as work proceeds, you may use the 'Building Notice' procedure. This is often only well suited to minor works. Please ask for further information.
Forms
The Building Notice form must be completed and deposited with the council’s Building Control section two working days before you intend to start work.
Please note, the work will still require inspection at all the usual stages and you must give us two working days notice before works are to start. If the building inspector considers it necessary, due to the complexity of the work, he/she can insist that full plans, structural calculations or other details are provided with the notice.
Fees
The fee we charge for a Building Notice application is the same as the total fee payable for a full plans application but is payable in full, at the time that the Building Notice is deposited.
You must still ensure that any necessary planning permission has been obtained before commencing building work. Unless your 'plans' have been approved, or you have received written confirmation that your 'Building Notice' has been accepted, we strongly advise that you do not commence work without discussing this with one of our Building Control Surveyors. In addition, you must give sufficient notice of your intention to start work for an inspection to be made.
Inspection of work
You are required to notify the council at various stages of the work so that we can arrange to visit and inspect the work. Notification can be by telephone but we need time to arrange the inspection, normally one working day. If you contact us before 10am we will try to inspect the same day.
