Accreditation
Wigan Council is part of Authorities and Landlords Improving Standards Together (A&List) which is the north west accreditation and private rented housing partnership involving 33 Local Authorities, private landlord associations and support agencies.
A&List have developed a new application form and code of standards and management practice. The new scheme enables private landlords to receive a unified approach to accreditation across the north west region.
Each local authority has agreed to operate at least the minimum service and some of the authorities involved operate an enhanced scheme.
The main aim of the scheme is to provide a standardised service using the new code to achieve improvements in standards in the private rented sector and raise awareness of landlord accreditation schemes and landlord licensing within the north west.
Alongside this our aim in Wigan has always been to recognise and support landlords who are committed to providing good quality accommodation alongside a good quality housing management service.
The Code of Practice focuses on 4 main areas:
- standard of accommodation
- standard of management
- energy efficiency
- fraud
The accreditation scheme is free to join and we have been able to provide the following benefits to landlords who are accredited.
- pilot of local housing allowance paid directly to private landlords
- discount card for Jewsons (External Link)
- discounted landlords insurance via:
* Wigan Council does not recommend particular companies and advises landlords to shop around to get the right price and cover that suits their own circumstances
Local Housing Allowance (LHA) & Housing Benefit
Local Housing Allowance (LHA) is the way of working out housing benefit for most tenants in privately rented accommodation.
LHA Direct
We have been working with Welcome Credit Union (External Link) to set up LHA payments direct to accredited landlords.
The scheme has been in operation on a trial basis from June 2011 for further details please contact the housing strategy team.
